1.6 AC w/Well & Septic & Rough Singlewide Unrestricted in Mathias WV
The front of the lot is flat and there's a big front yard then the back of the lot is steeper. There is a well and septic in place. Power was present but it's disconnected from the property.
It's not far off Route 259 close to Lost River State Park. There are not a lot of neighbors down Shoemaker Hollow, it's pretty close to the end of the road, moderately secluded. There is a driveway across the property, they have a right of way to access a house behind the property.
The trailer has had everything ripped out. There are no fixtures, counters, toilets, flooring... I don't know anything about the electric and the plumbing, except I know the electric is unhooked. Surely it will need a bunch of attention. The trailer is not ready for move in, there will be a condition on the owner financing that prohibits moving into the trailer until the utilities are up and running (Heat, electric, plumbing.) As always I can say that I have personally remodeled trailers that are in worse shape, but I don't know if it's a great idea with today's prices. It might be better to haul that one off and get a new trailer or build from scratch. The trailer could be used for secure storage.
If you're coming up from the south on the Virginia side, it's 27 miles to Broadway and 45 miles to Harrisonburg.
Of course there are county and state regulations, but this parcel is unrestricted by covenant.
